Remote Home Energy Clearing for Los Angeles Real Estate Listings
For the Westside, the canyons and every Los Angeles listing that has gone quiet.
Book a Clearing
Los Angeles listings are photographed beautifully and priced with care. The staging is done, the twilight shots are perfect, and still the showings pass without an offer. Threshold Studios clears what a home has been holding, so the buyer who walks in slows down and stays.
We work remotely, from the address, the listing photos and the history of the sale. Nobody needs to be home, and nobody needs to explain anything to the neighbors.
Where we work in Los Angeles
We clear homes across Los Angeles, including Beverly Hills, Brentwood, Pacific Palisades, Santa Monica, Hancock Park, Los Feliz and Silver Lake, and anywhere else a listing needs it.
Why a remote clearing suits Los Angeles listings
Homes here often change hands as part of something bigger: a divorce, an estate, a move across the country. That history stays in the walls whether or not it appears in the listing. A clearing works with it directly.
Agents on the Westside work at speed. Remote means no scheduling around gates, alarms, tenants or a seller who has already moved out. Send the address and photos, and the work typically begins within 48 hours.
Some agents book Before It Lists on every listing as standard practice, before the first showing.

“As a listing agent, I can't always explain what makes one showing different from another. I can tell you this property showed differently after the clearing. The energy in the room changed.”
“I refer Threshold Studios to every seller I work with who is serious about the result. It's the one preparation step that no one else is doing — and buyers feel it.”
“We were skeptical. Our listing had sat for 11 weeks with strong traffic but no offers. Two days after the clearing: multiple offers. We don't fully understand it, but we're believers.”
“Our listing sat for three months. After the clearing it sold in four days — above asking.”
Questions, answered
Can you clear a Los Angeles home if no one is there?
Yes. Everything is done remotely, from the address, the listing history, photos and floor plans. You do not need to be present, and neither does your seller.
Is this staging? Is it feng shui?
Related, but different. Feng shui arranges a space to work with the energy that is already there. This work is active: we clear what the home has been holding and bring it to a high-attraction state, so buyers feel at home the moment they walk in.
How much does it cost?
Before It Lists is $750, typically completed within 48 hours of booking. Still on the Market is $450 to book, plus .25% of the sale price only if the home goes under contract within 6 months of booking and the sale closes. That fee is paid at closing through escrow, from the seller’s proceeds.
Do you guarantee a sale?
No. Price, condition and market all matter, and we will tell you if we see something that needs a practical fix. The second fee on Still on the Market is tied to the sale, so the incentive is aligned.
Is this confidential?
Completely. Every home, every story and every name is handled with absolute privacy and discretion.
