The Work
Is this staging? Is it feng shui?
Related, but different. Feng shui is receptive: it arranges a space to work with the flow of energy that's already there. I respect it and draw on it from time to time. The work I do is active. Rather than simply adapting — change is initiated, clearing what is being held and transforming it so buyers feel at home the moment they walk in.
Can't we just sage the house?
Sage is lovely, and it works on the surface: it freshens the air, and can act as a bridge. What I work with is what the space has been holding — the feeling that settles into a home over years of living in it. Sage is a nice finishing touch, but it doesn't reach that.
My work moves from the inside out. I set a clear intention, restore the rhythm of the space, and bring the home back into balance, so that the buyer feels at home and starts imagining their lives there.
What is your method?
I work from a spiritual science perspective. A home is a living field, shaped by the land, the light, and its place in the cosmos as well as the lives that have moved through it. I begin by listening. Where the difficulty is physical, I recommend a repair. Where the house feels depleted or carries an imprint, I clear it and restore what's missing. Finally, we infuse the home with a beautiful neutral essence.
Can this really be done remotely?
Yes. I work from the address, the listing history, photos, and floor plans, and everything is done remotely. You don't need to be present, and neither does your seller.
Do I need to understand how it works?
No. Most agents don't. Most people don't know exactly how electricity works either, but it does — and it's the same principle here.
The Two Services
Which service is right for my listing?
Before It Lists is for a home about to go to market. Book it before the first showing or open house.
Still On the Market is for a home that's been sitting: showings with no offers, feedback that doesn't add up, a house that looks right and is priced well and just isn't selling.
What does Before It Lists include?
An assessment document with recommendations and a few light instructions for the listing, a full clearing of the property, and an infusion to a high-attraction state, ready before your first showing. Some agents book this on every listing as standard practice.
Price: $750. Typically completed within 48 hours of booking.
What does Still On the Market include?
A deeper assessment, more intensive than a standard clearing. Full release of what has accumulated, and full infusion of what's missing. Ongoing energetic attention until the home sells. It isn't a staging problem — it's a deeper one, and this tier goes further.
Price: $450 to book, .25% when the home sells. Work typically begins within 48 hours of booking.
How does the $450 / .25% structure work?
The $450 secures your spot and begins the work. The remaining .25% of the sale price is due only if the home goes under contract within 6 months of booking and the sale closes. It's paid at closing through escrow, from the seller's proceeds, so there's nothing to invoice or chase. If the home doesn't go under contract in that window, nothing more is owed.
Do you guarantee a sale?
Price, condition, and market all matter, and I'll tell you if I see something that needs a practical fix. What I can say is that the second fee is tied to the sale, so the incentive is aligned.
