Remote Home Energy Clearing for New York Real Estate Listings

For co-ops, condos, townhouses and the apartment that has been on the market too long.

A New York listing can have everything right and still sit. The price is defensible, the photographs are crisp, the broker opens are well attended, and the offers do not come. Threshold Studios clears what the home has been holding, so the next buyer through the door slows down and feels at home.

Everything is done remotely, from the address, the listing history, photos and floor plans. No access to arrange, no doorman to brief.

Where we work in New York

We clear homes across New York, including the Upper East Side, the Upper West Side, Tribeca, the West Village, SoHo, Chelsea, Brooklyn Heights and Park Slope, and the surrounding boroughs and suburbs.

Why a remote clearing suits New York listings

Getting anyone into a co-op or condo building can mean building rules, staff and schedules. A remote clearing needs none of it. We work from the address, the photos and the floor plan.

New York homes carry long histories: a family held an apartment for decades, an estate settled slowly, a pied-à-terre sat empty. Some listings sit because of something no staging or price cut can reach.

Agents here often have several listings in motion. Booking takes minutes, and the work typically begins within 48 hours.

What New York sellers and agents say

“Nine months. Properly priced, well-staged, beautiful photography. We just weren't getting offers — I couldn't figure it out. Then a colleague mentioned Threshold. The next couple who toured made an offer the same day.”

Isabelle & Henry F., Sellers, Upper East Side, New York

“It sat for nine months. We reduced the price twice. Then we found Threshold — and the next person who walked through made an offer before they'd left the driveway.”

Questions, answered

Can you clear a New York apartment or house remotely?

Yes. Everything is done remotely, from the address, the listing history, photos and floor plans. You do not need to be present, and neither does your seller or the building.

Is this staging? Is it feng shui?

Related, but different. Feng shui arranges a space to work with the energy that is already there. This work is active: we clear what the home has been holding and bring it to a high-attraction state, so buyers feel at home the moment they walk in.

How much does it cost?

Before It Lists is $750, typically completed within 48 hours of booking. Still on the Market is $450 to book, plus .25% of the sale price only if the home goes under contract within 6 months of booking and the sale closes. That fee is paid at closing through escrow, from the seller’s proceeds.

Do you guarantee a sale?

No. Price, condition and market all matter, and we will tell you if we see something that needs a practical fix. The second fee on Still on the Market is tied to the sale, so the incentive is aligned.

Is this confidential?

Completely. Every home, every story and every name is handled with absolute privacy and discretion.
